Building a new home is a project that requires tireless efforts from selecting a builder to the hundreds of decisions that go into a new home construction project. We at East Brothers strive to take the worries out of a new home construction project and provide you the home owner an experience to be proud of at the end of the project.
Here are a few of the more frequently asked questions that we have experienced in our years of building new homes. We hope that the information provides you with value as you consider your project.

We will answer your questions to the best of our ability, and if we don't know the answer we'll do the leg work to get the answer for you.
There are three different types of new home construction:
- Custom: a home is a home that is built to the predetermined specifications of the owner. In this process, the owner will pick their lot, house plans, finishes, etc. and is involved in the home project from the very beginning. With a custom home, the owner usually has a construction loan and the construction process is not funded by the builder.
- Semi-Custom: The builder chooses a plan and builds the house and the owner is involved in choosing the finishes (wood floors, tile, paint colors, etc.) The builder usually has the financing of the construction taken care of but the potential home owner must apply a non-refundable down payment to the builder at the time of contract for a semi-custom home.
- Spec. Home: The builder picks a plan and builds the home 100% using their own finishes as chosen by the builder's decorator. The potential owner purchases this home just as the contractor has built. The contractor in all cases takes care of the financing of the project and there is one closing at the end where title transfers to the home owner from the builder and its financial institution.
No, not necessarily. A custom home is really no different in costs as the other types of home construction mentioned above. The cost does, however, depend on the amount of upgrades the owner specifies.
The cost of a custom home depends on lot cost, plan style, home size, upgrade expectations, etc. It is difficult for a builder to quote pricing until they know all of the variables involved in a given project. Please contact us and we will be glad to work with you to determine your cost.
There are many variables that come into play when estimating how long a new home project will take to build. A general rule of thumb with an average size home on a conventional foundation would be about six (6) months + / - one (1) month depending on the size and the weather.
East Brothers provides a standard one (1) year builders warranty and many of our materials come with their own extended warranties as well.
We believe that we need to be on site on a daily basis to assure the quality and service we demand. We also use cell phones, emails, and on site meetings to communicate with our clients. Email is received immediately no matter where we are and we usually answer the message within minutes with a return email or a phone call. We also send progress updates Via Emailed pictures to show progress as the construction progresses.
East Brothers Custom Homes, Inc. is licensed in the State of Alabama and carries sufficient liability insurance. I would request copies of the building license and the proof of insurance at the beginning of the project prior to signing the contract. We want to assure that you are comfortable with us as a builder prior to the start of construction.
First of all, East Brothers Custom Homes take pride in our efforts to meet or exceed all codes applicable to home construction. In addition to that, each city has building inspectors that follow the construction project from the day ground is broken until the CO (Certificate of Occupancy) is awarded at completion by the city in which the home is built. The building inspectors use the State of Alabama building code and follow this very strictly. The owner should develop a relationship with the building inspector and get reports from them to assure satisfaction that the builder is doing what should be done in all areas.
We would be happy to provide you with a list of references. Just give us a call and request this information and we will be happy to provide you with references including past customers, building supply vendors, banks, realtors, etc. We like to give a good cross section of references to allow any potential customer to do detailed research. One way is through obtaining a construction loan where you pay interest only until the project is completed and roll that into the permanent mortgage at the completion of construction. We have developed excellent relationships with local lenders and can refer you to one that will focus on the best options for you, the customer.
The other option is to purchase one our custom homes currently under construction and with this option, we the builder take care of the construction loan process and you simply do a traditional closing at the end of construction.
